What goes into building a concrete parking lot in Cambridge?
Concrete parking lot building in Cambridge means sizing a slab to the vehicles that will park on it, setting it on a dug-out, packed base and choosing concrete that stands up to our freeze-thaw winters and road salt.
Most calls start with a gravel lot that's rutted out, an old slab that's broken up or a need to get more cars off the street. The price turns mostly on the lot's size, how much digging and base work the ground needs and whether an old slab needs concrete cutting and removal first, while the schedule turns on the weather, the season if you'll salt and any city steps for a new entrance. I'll give you your own figure once I've measured the lot.
How do you know your lot is ready to be rebuilt in concrete?
Ruts and potholes in gravel
Gravel lots rut where tires turn and pothole where puddles sit, so every spring you're raking stone back into place. Once the ruts hold water, the soft spots spread and plowing gets rougher each winter.
Water pooling on the lot
Puddles that sit for days, or water running toward the house, usually mean the lot was never graded to drain. Left alone, that water freezes, works into cracks and can end up against your foundation.
Flaking, crumbling concrete
When the top of an old slab peels off in flakes or crumbles near the joints, salt and freezing are usually winning. Patches rarely last on concrete that far gone, so planning early gives you more room to pick the season for the pour.
How we handle concrete parking lot building
I start by asking what will park on the lot and whether you'll salt it, because both change how the slab is built. Then we check where the water runs so the lot drains away from the house, dig out to firm subgrade, the ground the slab sits on, and pack a gravel base in layers so it doesn't settle with the dirt. We set forms, pour early in the day when it's hot so the top doesn't dry weak and dusty, finish the surface, cut the joints on time and keep traffic off while the concrete cures, the wait while it hardens and gains strength. If you plan to salt, we steer the pour toward spring or summer and walk you through why the joint seals matter down the road. When a budget gets tight, I'd rather trim the finish than the base, because the base is what keeps the slab flat and there's no second chance at it once the concrete is on top.
Some lots need work beyond the slab itself. If you're putting up a carport, a low wall or light posts at the edge, we pour concrete footings for them before the lot goes in, and if the garage the lot runs up to has dropped, foundation raising brings it back up first so the two meet cleanly.
Broom-finished slab
A broom finish, the light ridges dragged across wet concrete, gives tires and boots grip in rain and snow. It's what we suggest for most lots because it's plain, durable and easy to shovel and plow.
Slab with rebar
Rebar, steel bars set inside the slab, helps hold the concrete together if it cracks. We talk it over when heavier trucks will use the lot or part of the ground is softer than the rest.
Tear-out and rebuild
When an old lot is broken or sunk, we break it out, haul it away and rebuild the base before we pour. It's more work than a patch, but a new slab on a tired base settles the same way the old one did.

What happens when you call about a parking lot in Cambridge?
Here's how a parking lot job runs from your first call to the finished slab, and what you'll have in hand before any work starts.
Tell us about the lot
Call (617) 613-6953 or send the form with the lot's size, what will park there, whether you'll salt it and whether you need a new entrance off the street. We get back to you to set a time for me to come out.
I measure and write it up
I walk the lot, check where the water goes and ask what you need, then write an estimate that says what's included and what isn't. You know what you're paying for before we start.
We sort out permits and timing
We handle the permits the job needs, and a curb cut application usually takes about four to six weeks when it runs smoothly and the City Council isn't in recess. If you'll salt the lot and want a spring or summer pour, starting that application in winter keeps the two lined up.
We pour with me on site
We plan the pour around the weather and do the work with me there the whole time. The city allows construction in residential areas Monday to Friday from 7 a.m. to 6 p.m. and Saturdays from 9 a.m. to 6 p.m., and Sunday or holiday work needs a special permit from the Police Department.
Why Cambridge property owners call M&K Cambridge Concrete Company for parking lots
I measure every lot myself
I come out for every estimate and I'm on site with our crew while the work gets done. The person who measured your lot is the one watching the base go in and the concrete come off the truck.
In business since 2023
I started out setting forms and pushing wheelbarrows on a small crew before I learned to finish slabs, and I opened this business in 2023. That's why I spend the most time on the grade, the drainage and the joints, the parts you can't see once the concrete is down.
Licensing that fits your property
We're fully licensed and insured. Massachusetts requires Home Improvement Contractor registration for work on an existing, owner-occupied home with one to four units, while new construction, larger buildings and investment properties fall outside that law, so it helps to know which side your lot is on.
Have the lot's size, the vehicles it will serve, your salting plans and any new entrance in mind, then send us the details or call (617) 613-6953.
Parking lots, new entrances and permits in Cambridge
In Cambridge, the Department of Public Works issues a Stormwater Control Permit before any land disturbing work starts, and its rules list projects with parking for five or more vehicles. Whether your lot falls under that depends on its size and the work, which is something we check with the city before we dig, and when a permit applies, we take it out ourselves as your contractor and keep it posted at the job site. A new or moved entrance off the street needs a curb cut permit from the city first. The city also wants erosion and sediment controls in place before site work begins, so those go in first and we keep an eye on them through the job, especially around storms.
We're based in Cambridge and work across the cities around it, and the lots we build here are usually tucked beside or behind older houses, with little room to stage equipment and nowhere for meltwater to go but toward a foundation or the street. That's why I plan the drainage before we ever talk about the finish. We see the same tight lots and heavy winter salting on jobs in Somerville and Medford.
Questions about concrete parking lots in Cambridge
How much does a concrete parking lot cost in Cambridge?
I can't give a fair number until I've seen the lot, because its size, thickness and base work move the price more than anything else. Thicker pavement for trucks, tearing out an old surface, extra grading to fix drainage and a new entrance off the street all raise it, while a simple slab for cars on firm, well-drained ground keeps it lower. I'll price yours once I've measured.
How thick should a concrete parking lot be?
For passenger cars and pickup trucks, industry guidance says a plain slab without steel reinforcement is usually satisfactory, while a lot serving light trucks may need thicker pavement. Thickness is set by the traffic, the ground under the slab and the strength of the concrete, so tell us early if delivery or work trucks will use the lot, because that changes the design.
What is the best time of year to pour a concrete parking lot in Massachusetts?
Spring or summer is the best time if you plan to salt the lot. After the concrete cures, a stretch of air drying greatly raises its resistance to deicers, and warm-season pours get that drying on their own, while a fall pour often may not dry out enough before the first salting.
How do I protect a concrete parking lot from salt damage?
Start before the pour by telling your contractor you'll salt, because industry guidance calls air-entrained concrete essential where a lot freezes and thaws and puts salted lots in its harshest exposure group. After that, keep the joint seals in good shape, since a working seal greatly cuts how much salty water gets in while a failed one lets it soak into the concrete around the joint. Damage often shows first as shadowing along the joints, and research links one kind of it to calcium chloride and magnesium chloride, so keep that in mind when you pick a deicer.
Will a new concrete parking lot crack like my old one?
Some cracking is normal because concrete shrinks as it hardens, but on a well-built lot the cracks land where we plan them. We cut control joints, shallow grooves sawn across the slab, so the cracks follow those lines instead of wandering, and most cracks that run wild on old lots trace back to a weak base or joints cut late or skipped.
Is pervious concrete a good idea for a parking lot in Cambridge?
It can work, but pervious concrete has its own challenges in a cold climate like ours. Its design has to keep soil from nearby areas washing onto the surface, and sand spread in winter can lodge in it, so plan your winter care around that before you choose it.

Concrete footings
If you're adding a carport, a wall or light posts along the lot, footings carry that weight into the ground so it doesn't heave or settle.
Foundation raising
If the garage or house the lot runs up to has settled, raising it first means the new slab can meet the building at the height it should.
